BOUCHERON Japan is looking for facility &amp; store planning project manager due to business expansion. To ensure that the execution of store design projects should always be of the highest standard and reflect the quality and DNA of BOUCHERON in Japan region. Report to : Store design &amp; Planning ManagerMAIN MISSIONThis position&#39;s key missions are as follows:<ul><li>Strive to maintain high quality store environments with a high level of awareness</li><li>Responsible of the entire process of store planning work for new and renewed store opening, to ensure all stores are brand enhancing and meet the demand to drive the business.</li><li>Monitor work status, timing respect, budget and quality, providing accurate information at the design stage and acquiring in depth technical knowledge such as local norms of particular requirements of the market of reference.</li><li>Take the lead on developing specified materials and fixtures, in order to localize the requested design elements by HQ for local execution</li></ul> RESPONSIBILITIES<ul><li>Manage store opening/renewal(new, renovation, expansion, relocation)  projects from planning of timeline to layout coordination following HQ design, and communicate internally and externally from approval to execution, including negotiations with department stores.</li><li>Control relevant vendors and contractors on the process and implementation to ensure cost is under control.</li><li>Pursue projects and developments in budget, following each capex and cost related to stores in collaboration with Retail and Finance team</li><li>Manage all procurement work and delivery, to be on time for new/renewal openings</li><li>Report and communicate frequently with HQ Store design &amp; planning, Maintenance department</li><li>Take the lead on organizing and managing local development of HQ specified design materials and fixtures for all new / renewal opening projects, with outside local architects, contractors and suppliers, and to commonly share within the team</li><li>Report and communicate well within SDP team (and other department of retail, finance, logistic, marketing, VM, Procurment, regal, security, IT as necessary), to smoothly pursue the projects.</li></ul>ACTIVITIES OF THE POSITION<ul><li>To pre-plan and organize projects using cross functional teams and manage the process to achieve project success dealing with submission and following the regulations</li><li>Develop project timiline and enforce delivery of items according to key milestones and due dates</li><li>Close monitoring of projects to ensure updated information is shared by all related parties</li><li>Manage ahead and identify risk, shortfall in construction processes and prepare improvement plans for execution</li><li>Project administration including filing, correspondence, tenders, contracts, etc.</li><li>Review and negotiate cost with vendors and monitor payment process</li><li>To work with related parties to prepare tender information including schedule of rates, construction contracts, etc.</li><li>Review tender returns</li><li>Update reports and project status</li><li>To review costs and identify cost saving opportunities which do not impact upon the overall design concept of the project</li><li>To evaluate, analyse and negotiate all venders relating to projects to achieve most competitive prices at high quality</li><li>-Cmpetent in monitoring renovation budgets and is aware of current market rates</li></ul>Maintenance &amp; facility<ul><li>after receiving maintenance requests from stores, monitor progress until completion of implementation.</li><li>to maintain the store environment at a high standard, visit the store, check the store environment, and arrange maintenance.</li><li>Coordination for conclusion of various contracts, monitor of materials procurment and delivery status, monitor of invoiciing and payment status,</li><li>Report and communicate to HQ as necessary</li><li>Monitor cost trends and control annual budget</li></ul>SKILLS REQUIRED<ul><li>5-8 years’ experience in retail store planning, design or architectural firm, interior design, construction company, or execution position at store planning / architecture for luxury brand</li><li>Detailed knowledge and understanding on the business of department stores and events outside store</li><li>Good team player with mature working attitude and able to work under extensive pressure</li><li>Professional negotiation skill with the department stores and developers to acquire the predominant positioning to achieve the ideal quality and concept</li><li>Project management and planning techniques.</li><li>Strong communication skill</li><li>Detailed knowledge and understanding on the retail business of international brand, department stores.</li><li>PCs: Word, Excel, PowerPoint, PDF, Adobe Illustrator, Adobe Photoshop, CAD</li><li>teamwork, responsiveness, and confidentiality</li><li>Native level of Japanese and English is mandatory</li></ul>
