ABOUT SAINT LAURENT Founded in 1961, Yves Saint Laurent was the first couture house to introduce the concept of luxury prêt-à-porter in a 1966 collection called ‘Rive Gauche’, synonymous with youth and freedom. This shift represented a first critical step in the modernization of fashion and revolutionized the socio- cultural landscape. In 1999, the luxury goods division of the Kering Group acquired Yves Saint Laurent and, under the creative direction of Anthony Vaccarello since April 2016, continues to position the house at the summit of the luxury universe. Today, Saint Laurent collections include women’s and men’s ready-to-wear, shoes, handbags, small leather goods, jewelry, scarves, ties and eyewear.

We are currently seeking a Director of Real Estate Projects for the Americas Region who will report to the Chief Operating Officer of the Americas with a functional reporting line to the CEO of the Americas. The position will be based in Wayne, New Jersey while working out of our NYC office at times to work directly with the Americas executive team.  

ROLE

The Director of Real Estate Projects for the Americas Region will help develop, plan, negotiate and execute the regional retail distribution strategy as well as corporate office strategy within a multi-channel environment including department store concessions. This is a strategic role that will work closely and partner with CEO, Retail and Wholesale Vice Presidents, Finance, Legal, Store Planning, and Human Resources as well as our Kering Real Estate partners and external brokers.

MISSION
 

  • Strategic Development
    • Evaluate, collaborate in location selection and negotiate commercial terms and lease provisions for all Saint Laurent retail and office activities in partnership with Kering Real Estate Team; including but not limited to openings, closures, relocations, expansions and renewals
    • Help develop strategic goals for the company to ensure execution of brand vision and financial expectations
    • Work with COO on all negotiations with landlords, developers, brokers and lawyers
    • Partner with Kering Real Estate team to follow Kering Group Real Estate procedures, support maximizing Group leverage in negotiations and ensure unified messaging with our landlords, partners and brokers
    • Responsible to ensure proper interpretation of commercial tenant leases, amendments and assignments into lease abstract form and brand master real estate summary
    • Build strong working relationships with internal Saint Laurent stakeholders such as retail and wholesale leadership team, store planning and construction, finance and legal
    • Proactively identify opportunities for improving Saint Laurent performance at all DOS
    • Recognize retail and leasing trends in the industry and maintain in-depth knowledge of competitors
    • Source new locations through various networking, incubating, prospecting and cold calling
    • In-depth knowledge of real estate and the art of negotiations
    • Proactively research and implement systems, tools and processes that improve reporting, efficiency and ensure that all stakeholders are supported and receive timely, accurate and comprehensive information which allows for informed decision-making
    • Extensive traveling across the Region required for this role
       
  • Project Management
    • Work closely with Store Planning to maintain updated store planning schedule impacting all stakeholders
    • Partner and support Kering Real Estate team for timely and accurate presentation decks for EVA submittal
    • Collaborate with Finance to gather all relevant information needed for EVA submittal
    • Work with Finance and Store Planning to capture accurate and timely information for them to best estimate Capex for EVA
    • Support Finance and Store Planning to liaison with landlords ensuring accurate and timely collection of Tenant allowance
    • Work with legal to ensure all lease abstracts are completed for every location and updated as necessary

PROFILE

  • 10+ years of relevant real estate experience (retail, brokerage, REIT, consulting etc) working in the Americas Region with most expertise coming from the US market
  • Multi-national fashion/luxury industry experience preferred
  • Bachelor’s Degree or MBA in Business, Finance or Law a plus
  • Comprehensive knowledge of leasing process, negotiations, contract review, industry terminology and financial modeling
  • Ability to communicate effectively to local and central executive/leadership teams as well as cross-functional departments and partners across the entire organization
  • Able to work in fast-paced environment requiring adaptability, agility and efficiency
  • Entrepreneurial approach to assess and proactively source market opportunities in a rapidly changing environment
  • Excel and PowerPoint working knowledge required, willing to learn new tools
  • Strong organizational and problem-solving skills
  • Knowledge of database management and/or project management systems a plus
  • Real Estate brokerage license a plus
  • Fluent English, Bilingual (Spanish, Portuguese or French) a plus
